Short version: we sell one thing, a $29 evidence packet built from Cook County's published assessment roll. You file your own appeal. If the packet is not useful to you, we refund it.
Who you are buying from
AppealComps is operated by IKSS OOD, a limited company registered in Bulgaria and registered for VAT. Payments are taken and processed by Stripe, which acts as the merchant of record for the sale and issues the receipt and any invoice. Write to contact@appealcomps.com about anything on this page.
What you get
For $29 you get two PDF documents by email, usually within a few minutes and in every case within one business day. The first is the evidence packet for your parcel: the assessor's own figures for your home, every comparable property that passed our selection rule, the median those comparables carry, the implied assessed value and the arithmetic. The second is a guide telling you where and how to file it. You file the appeal yourself.
What you do not get
We are not a law firm, not a licensed appraiser and not a property tax agent. We do not give legal advice, we do not file appeals for you and we do not appear at hearings. Nothing we publish or send is a prediction of what the Assessor or the Board of Review will decide. Whether an appeal succeeds is their decision and it depends on facts we cannot see, including the condition of your home and records the county has not published.
Where the figures come from
Every figure we publish or send comes from Cook County's own open data: the Assessor's assessed values and improvement characteristics for tax year 2025, and the parcel address table. We do not inspect properties and we do not correct the county's records. Assessed values change through the year as townships are certified and as appeals are decided, so a figure that was right when we read the roll can be superseded. The county's published record is authoritative, not ours.
Refunds
Write to contact@appealcomps.com with your property index number within 30 days and we refund the purchase in full. You do not have to give a reason and you keep the documents. Refunds go back to the card that paid, through Stripe, and usually land within five to ten business days.
If the packet never arrived, tell us and we send it again at no charge before anything else happens. If the figures in it do not match what the county shows for your parcel, tell us: we will either show you where the difference comes from or refund you.
Deadlines
Cook County opens and closes appeal windows by township, on its own schedule, and the schedule moves. We read the Board of Review's published calendar and print your township's dates in the guide, with the date we read them. Confirm them with the county before you rely on them. A missed deadline is not a ground for refund beyond the 30 days above, but inside those 30 days we refund anyway.
Using the documents
The documents are yours. File them, print them, give them to an attorney, show them to a neighbour. We ask one thing: do not strip out the sections that list every comparable property used. The complete list is what makes the packet defensible, and a version with only the favourable half is a weaker argument that carries our name.
Liability
We take responsibility for delivering what this page says we deliver. We do not take responsibility for the outcome of an appeal, for a deadline you miss, for a tax bill, or for any loss beyond the $29 you paid us. If we have got something wrong, tell us and take the refund.
Changes
When we change these terms we change this page, and the terms that apply to your purchase are the ones published on the day you bought.
